Why your condo data must stay in Canada
Most condo management software used in Quebec is designed and hosted in the United States. Their data lives on legally American infrastructure, and for a condo syndicate that small technical detail has very real consequences: resident contact details, meeting minutes, financial statements, and reserve fund banking data can be reached by foreign authorities without the syndicate ever being notified.

The CLOUD Act trap
The US CLOUD Act (Clarifying Lawful Overseas Use of Data Act, 2018) lets the US government access data held by any American company, no matter where the data is physically stored. In practice, that covers Google Workspace, Microsoft 365, Dropbox, AWS, Azure, and most US-based SaaS. Kohabit is not a US company and is not subject to this law: your financials, meeting minutes, and resident records stay under Canadian jurisdiction.

Governs the collection, use, and retention of personal information by Quebec organizations. Penalties up to $25M for serious breaches. In force since September 2022.
PIPEDA (Canada)
Federal Canadian law on personal data protection in the private sector. Includes rights to access, correction, and portability of data.
CLOUD Act (USA)
US law letting federal authorities access data held by American companies regardless of server location. Applies to any US provider.

Holding a general meeting often means juggling attendance, proxies, and manual tallying. Digital voting will let the board trigger an official ballot directly from Kohabit, with quorum tracking, votes weighted by milliemes, and full audit trail for notaries.
AI assistant for meeting minutes
From decisions made at a meeting, Kohabit will generate a structured draft of the minutes, aligned with Quebec standards, that the secretary can adjust in minutes. All AI processing will stay hosted in Canada, with no data sent to the United States.
