For co-owners who don't want to create an account

Follow your condo without creating an account

Not every co-owner wants to sign up for yet another tool. With Kohabit, that's no problem: announcements, votes, discussions and documents work 100% by email. Here is exactly what you receive and how you participate, with nothing to install.

Announcements

Every board announcement, straight to your inbox

Every time the board publishes an announcement in Kohabit, you receive it by email at the address the board recorded for your unit. No action needed: no signup, no app to install, no password to remember.

Urgent announcements are flagged as such, and you can adjust your frequency preferences (all announcements, or urgent only) in one click from any email you receive.

Subject:[Urgent] Water shutoff Tuesday June 14, 9am to 2pm

Hi Mary,

Hydro Quebec will be working on the main pipe this Tuesday June 14 from 9am to 2pm. Water will be cut off across the building during that window.

We recommend filling a few containers the night before and avoiding scheduled appliance runs during that window.

For any question, simply reply to this email. Your reply will be forwarded to the board.

To vote, simply reply to this email with one of these keywords on the first line:

Voting

Vote in 30 seconds by replying to an email

When a ballot opens, Kohabit emails you the question, the deadline, and three simple keywords. You reply with YES, NO, or ABSTAIN, and your voice is counted.

Your vote is automatically weighted by your share in milliemes, as required by the Quebec Civil Code. You receive a confirmation by email, and a final email with the ballot result.

The system prevents duplicate votes and keeps a verifiable time-stamped trail, identical to an in-person AGM vote.

Discussions

Reply to a discussion like any other email

If an announcement opens a discussion or if a co-owner asks a question, you receive the messages by email. To reply, just hit "Reply" in your mail client.

Your reply is automatically posted in the discussion thread on the platform, and emailed to other participants. Same behavior as a mailing list, just better: everything is archived, traceable and retrievable even if you change email addresses later.

Honestly the current beige feels a bit dull. The proposed pastel blue would freshen things up.

Mary L. (you):

Agree with Anthony on the idea, but watch the exact blue: too saturated and it gets tiring. Can the board bring in 2 samples before the AGM?

Documents

Receive official documents directly as attachments

Minutes, declaration of co-ownership, contracts, important invoices, technical reports: when the board attaches a document to an announcement, it arrives attached to the email, just like any other correspondence.

Archive, forward, print, exactly as you would with a regular email. No need to log in to download anything.

Bonus, if you want to go further

Create an account (free, 1 minute) and unlock everything

Email mode already covers 90% of the co-owner experience. With an account, you unlock these extra capabilities.

  • Visualize your full payment history with a dashboard and balance evolution chart.
  • Fine-tune your notification preferences channel by channel: urgent announcements only, weekly digest, ticket alerts, etc.
  • Submit your own ideas to the community box to shape your condo (paint, recycling, events, works).
  • Open a maintenance ticket with photos and follow its progress live, with a comment thread with the board.
  • Vote on multi-choice ballots (more than 3 options), not just YES/NO/ABSTAIN.

Your past email votes, announcements and discussions are automatically attached to your account the day you create it. Nothing is ever lost.

Introduce Kohabit to your board

Kohabit has to be set up by the board (the board of directors) for your condo to benefit. Good news: it takes under 30 minutes, it's free during early access, and everything will work for you by email as soon as it's configured.

Send an email to your board president or property manager with a pre-written message. Just add their address and hit Send.

Subject:Let's try Kohabit for our condo board
Hi, I came across Kohabit, a Quebec-built condo management tool designed for boards our size. What I really liked: everything can run by email, no account needed. Announcements, votes, discussions and documents land straight in your inbox. For co-owners who don't want to sign up, it stays 100% accessible. For the board and admins running things day-to-day, there is a full web platform (Act 16 maintenance log, milliemes-weighted voting, fund calls, Act 25 compliance by default). Early access is free, hosted in Canada, no commitment. Have a look: https://www.kohabit.ca If it sounds good, I can help set up our board. Cheers
